The plans are designed specifically for the project area shown on the map and are only eligible for permit approval within that project area. If the pilot is successful, the City may consider expanding the program to additional areas of Fayetteville.
Goal 1 of City Plan 2040, adopted in 2020, is “We will make appropriate infill and revitalization our highest priority. Part of implementing that goal is completing the benchmarks or action items to achieve the plan goals. Page 48 of the plan document includes the short-term benchmark to “Create pre-approved building types for identified neighborhoods.” This potentially helps achieve Goals 2, 3 and 6 of the plan as well, and is being undertaken within the time frame set for this action item.
The pre-approved plans have been designed to meet the City of Fayetteville’s codes if the lot that the structure(s) would be built on meets the qualifications for the selected plan set. There may be additional documents required for a building permit to be approved if additional engineering design is needed for the foundation, if a fire suppression system is required for the building, or if the stormwater design needs to be customized for the site. All of this will be checked when you submit a plan set and identify the lot to be used for construction, and any additional documents will be requested by our permit review staff.
